Terms of Service
Please read these terms of service carefully as they contain important information regarding your legal rights, remedies and obligations. These include various limitations and exclusions, a clause that governs the jurisdiction and venue of disputes, and obligations to comply with applicable laws and regulations.
In particular, hosts should understand how the laws work in their respective cities. Some cities have laws that restrict their ability to host paying guests for short periods. These laws are often part of a city's zoning or administrative codes. In many cities, hosts must register, get a permit, or obtain a license before listing a property or accepting guests. Certain types of short-term bookings may be prohibited altogether. Local governments vary greatly in how they enforce these laws. Penalties may include fines or other enforcement. Hosts should review local laws before listing a space on Arendoo.

Terms of Service
If you are using Arendoo you are dealing with Arendoo Ltd, company registered in UK, registration reg. N 2857145. For any payments for bookings or payouts you are dealing with MANGOPAY SA which operates the payment solution MANGOPAY.
Arendoo is a platform thatserves as marketplace for hosts that look to rent out their accommodation and guests that are looking to rent such accommodations. It is operated, developed and owed by Arendoo Ltd, company registered in UK, registration reg. N 2857145
The platform comprises the sites: www.arednoo.com, www.arendoo.bg, www.arendoo.ro www.arendoo.gr application and services through which Hosts may create listings for accommodations and guests may learn about and book accommodations directly with the hosts. You understand and agree that Arendoo is not a party to any agreements entered into between hosts and guests, nor is Arendoo a real estate broker, agent or insurer. Arendoo has no control over the conduct of hosts, guests and other users of the site, application and services or any accommodations, and disclaims all liability in this regard to the maximum extent permitted by law.
Modification
Arednoo reserves the right, at its sole discretion, to modify the platform or to modify these Terms, including the Service Fees, at any time and without prior notice. If we modify these Terms, we will either post the modification on the Sites or via the Application or otherwise provide you with notice of the modification. We will also update the "Last Updated Date" at the top of these Terms. By continuing to access or use the platform after we have posted a modification on the Sites or via the Application or have provided you with notice of a modification, you are indicating that you agree to be bound by the modified Terms. If the modified Terms are not acceptable to you, your only recourse is to cease using the Site, Application and Services.
Eligibility
The platform is intended solely for persons who are 18 or older. Any access to or use of the platform by anyone under 18 is expressly prohibited. By accessing or using the platform you represent and warrant that you are 18 or older.
Key definitions :
"Guest" means a person who requests from a Host a booking of an Accommodation via the platform, or a Member who stays at an Accommodation and is not the Host for such Accommodation.
"Host" means a person who creates a Listing via the platform.
"Listing" means an Accommodation that is listed by a Host as available for rental via the Site, Application, and Services.
"Member" means a person who completes Aredoo's account registration process, including but not limited to Hosts and Guests, as described under “Registration of account with Arendoo” and becoming a member
Registration of account with Arendoo
In order to use some of the services and tools that Arendoo is providing you have to register and create and account. You can start the process of registration by clicking on registration links available on the platform or the application. During the process of registration of the account you will be asked to provide certain information. 1) You agree that the information you provide for the registration will be accurate, current and complete. 2) You agree to keep your registration information up to date and make changes to your account if necessary.
Once you are registered and have your account opened and a profile page for you will be created. The profile page will make available to you tools that will allow you to create listings and make bookings.
Arendoo reserves the right to suspend or terminate your Arendoo account and your access to the Site, Application and Services if you create more than one Arendoo account, or if any information provided during the registration process or thereafter proves to be inaccurate, fraudulent, not current or incomplete. You are responsible for safeguarding your password. You agree that you will not disclose your password to any third party and that you will take sole responsibility for any activities or actions under your Arendoo account, whether or not you have authorized such activities or actions. You will immediately notify Arendoo of any unauthorized use of your Arendoo Account.
When you register and open an account the platform will also create an e-wallet in your name with Mangopay. The terms and condition of Mangopay are available here.
IF DO NOT AGREE WITH THE TERMS AND CONDITIONS OF MANGOPAY, DO NOT PROCEED WITH THE REGISTRATION AND THE OPENING OF AN ACCOUNT WITH ARENDOO.
Creating listings
As a member you can create listings. To create a listing you need to provide information about the accommodation that you will be letting out. The information needed for the listing is location, capacity, size, features, and availability of the accommodation and pricing, applicable rules and financial term for renting it. The listing will be made available for bookings to the public via the platform.
By creating the listing you acknowledge and agree that you are solely responsible for the information for the listing you post. You also agree that creating a listing and posting information about your accommodation does not breach any other agreement that you may have entered into with third parties such as maintenance companies, owners associations, municipalities and alike etc. You also agree that your offering to the public does not breach any legislation, rules and regulation that may apply to your property.
Arendoo reserves the right to remove any listing at any time without prior notice should it find the listing is in breach of any of Arendoo’s terms.
Making and handling bookings
Key Terminology:
“Total booking amount” means the total amount the Guest has to pay for using the accommodation for the chosen period
“Deposit” means an amount which is a part of the total booking amount and which is paid in order to secure the booking
“Confirmed booking” means a booking which has been confirmed by the Host and for which the Guest can pay in order to secure it.
“Secured booking“ means a booking for which the Guest has paid any amout via the platform.
“Fees” means the amount Arendoo charges the Host for using the services provided by the platform.
The amount of the fees depends on the location of the property.The exact fees will be clearly stated to Members upon registration an account, creating of listing or in the requets for booking.
Booking terms for Hosts
If you as a Host receive a booking request you will have to reject it or confirm it. The rejection or confirmation will have to be done within 24 hours of receiving the request. If you do not reject or confirm the request it will be automatically canceled. The booking request will contain the following information: name of the guest, the period he/she would like to rent the accommodation/check-in and check-out dates/, the number of people that will use the accommodation, the total booking amount, and the fees payable to Arendoo if such fees are applicable.
Once the request is confirmed by you the Guest will be notified that his/her request is confirmed and she/he will be asked to make payment in order to secure the booking. The amount of the payment depends on the payment plan of the listing and can be either a deposit or the total booking amount. After the payment is made you will receive the contact details of the Guest/e-mail, phone number/. If the guest does not make payment within 24 hours from the confirmation of the booking request the booking will be automatically canceled.
You as a host agree that if you confirm a booking request you will keep the accommodation available for the guest who made the booking request for 24 hours of the confirmation and will not enter into any other rental agreement that might prevent the guest from renting the apartment during the period specified in his/her booking request.
When the Guest makes the payment for the booking the funds will be escrowed in an e-wallet in the name of the guest provided by Mangopay. The funds less the fees will be transferred from the e-wallet of the Guest to the e-wallet of the Host, 24 hours after the Guest checks-in the accommodation he/she has booked. Once the e-wallet of the Host is credited with the funds for the booking less the fees, the host can make a withdrawal as per the Mangopay terms and conditions.
If you owe or agree to pay any amount to Arendoo (whether as a result of your bookings, agreed additional fees or actions as a Host or otherwise), then Arendoo can (but is not obliged to) withhold the amount owing to Arendoo from any payout amounts due to you as a Host, and use the withheld amount to setoff the amount owed by you to Arendoo.
The Host agrees that any payments made by the Guest for bookings for the Host’s accommodation through Mangopay and escrowed in the e-wallet in the name of the Guest will be deemed as payment for the booking.
The platform allows the hosts to speed up the process of booking and avoid the confirmation stage of the booking process by choosing to use instant booking option. By opting for instant booking facility, you as a host agree that the availability and any other information regarding your accommodation, is always up-to-date and any guest can book your accommodation without requesting additional confirmation from you.
The instant booking option will be available for Hosts upon request or will be suggested to them automatically by Arendoo once they have fulfilled more than three (3) bookings. The Hosts can opt out of the instant booking option at any time by informing Arendoo via e-mail.
Booking Terms for Guests
The Hosts, not Arendoo, are solely responsible for honouring any confirmed bookings and making available any Accommodations reserved through the platform. If you, as a Guest, choose to enter into a transaction with a Host for the booking of an Accommodation, you agree and understand that you will be required to enter into an agreement with the Host and you agree to accept any terms, conditions, rules and restrictions associated with such Accommodation imposed by the Host. You acknowledge and agree that you, and not Arendoo, will be responsible for performing the obligations of any such agreements, that Arendoo is not a party to such agreements, and that, with the exception of its payment obligations hereunder, Arendoo disclaims all liability arising from or related to any such agreements.
You as a Guest can send requests for booking through the platform. The request will contain the period for which you wish to rent the accommodation, check-in and check-out dates, the total amount for the booking, the number of people that will use the accommodation, the payment plan and your name. Your contact details will not be sent to the Host. The Host has 24 hours to reject or confirm the request. If the request is confirmed you will have 24 hours to make a payment for the booking and secure it. If you do not make a payment within 24 hours of the confirmation of the booking the booking will be automatically canceled. The payments shall be made through the platform via Mangopay payment system. After the payment for the booking is made you will be provided with the contact details, e-mail and phone number of the Host and the exact address of the accommodation.
Cancelations
Cancelations by hosts
If, as a Host, you cancel a confirmed booking, you agree that Arendoo may apply penalties or consequences to you or you’re listing, including:
- publishing an automated review on your Listing indicating that a reservation was cancelled
- keeping the calendar for your Listing unavailable or blocked for the dates of the cancelled booking
- imposing a cancellation fee (to be withheld from your future payouts or charged to the credit card on file with Arendoo). You will be notified of the situations in which a cancellation fee applies before you decide to cancel.
Cancelations by Guests
If, as a Guest, you wish to cancel a secure booking made via Arendoo, either prior to or after arriving at the Accommodation, the cancellation policy of the Host contained in the applicable Listing will apply to such cancellation. Our ability to refund any amounts charged to you will depend upon the terms of the applicable cancellation policy. Details regarding refunds and cancellation policies will be available for every listing.
Guest Refund and Accommodation issue policy
The refund is available to Guest who have booked and paid for booking through the platform and have suffer accommodation issiue.
“Accommodation issue” is one of the following situations
1.The Host of the Accommodation
- cancels a reservation shortly before the scheduled start of the reservation.
- fails to provide the Guest with the reasonable ability to access the Accommodation (e.g., by providing the keys and/or a security code).
2.The description of the Accommodation in the listing on the platform is materially inaccurate with respect to:
- the size of the Accommodation (e.g., number and size of the bedroom, bathroom and/or kitchen or other rooms),
- whether the reservation for the Accommodation is for a private room or shared room, and whether another party, including the Host, is staying at the Accommodation during the reservation,
(- special amenities or features represented in the listing description are not provided or do not function, such as decks, pools, hot tubs, bathrooms (toilet/shower/bathtub), kitchen (sink/stove/refrigerator or major other appliances), and electrical, heating or air condition systems,
- the physical location of the Accommodation (proximity).
3. At the start of the Guest’s reservation, the Accommodation:
- is not generally clean and sanitary
- contains safety or health hazards that would be reasonably expected to adversely affect the Guest’s stay at the Accommodation in Arendoo’s judgment.
-does not contain clean bedding and bathroom towels available for the Guest’s use, or
-has vermin or contains pets not disclosed on the listing
Timing for reporting an accommodation issue
The Guest agrees that he/she can report an accommodation issue and claim any refund no later than 12:00 o’clock on the day after the check-in day.
If the Guest fails to report an accommodation issue to Arendoo within the reporting deadline, 12:00 o’clock on the day after the check-in day any further claims should be discussed and settled directly with the Host.
Refunding terms for Guests
If you as a Guest suffers and accommodation issue Arednoo at our discretion will either (1) reimburse the Guest up to the amount paid through the platform or (2) find another accommodation which is reasonably comparable to accommodation that the Guest has originally booked.
Conditions to Claim an Accommodation Issue
Only a Guest may submit a claim for an accommodation Issue. If you are a Guest, in order to submit a valid claim for an accommodation Issue and receive the benefits with respect to your booking, you are required to meet each of the following conditions:
- you must bring the accommodation Issue to our attention in writing via e-mail or via telephone and provide us with information (including photographs or other evidence) about the Accommodation and the circumstances of the accommodation issue and must respond to any requests by us for additional information or cooperation on the accommodation issue.
-you must not have directly or indirectly caused the accommodation Issue (through your action, omission or negligence).
-you must have used reasonable efforts to try to remedy the circumstances of the accommodation Issue with the Host prior to making a claim for an accommodation Issue.
Refunding terms for Hosts
The Host shall provide an adequate assistance to the Guest and reasonable quality of the accommodation in order to avoid accommodation issues. Within the 24 hours period after the check in the Host should be available or should ensure that a third party is available to try, in good faith to resolve any accommodation issues that may arise.
In case that Arendoo determines that a Guest has suffered an accommodation issue and the Guest has to be refunded you as Host agree that Arendoo has the right to withhold transfer of funds from an e-wallet of guests to the e-wallet of the Host and refund The Guest. Additionally, You as Host agree that Arendoo has the right to debit your e-wallet up the amount needed for the fulfilling of the refund.
If the e-wallet of the Host does not have sufficient funds for the refund the Host has to either credit his/her e-wallet with the necessary funds for the refund or make other arrangements for the settling of the refund.
If the Host decides to contest the accommodation issue claim he/she has to contact Arendoo via e-mail or phone and provide sufficient evidence to dispute the claim. The host shall also provide evidences that he/she has made a reasonable effort to resolve the accommodation issue.
You agree that all determinations of Arendoo with respect to the accommodation Issue shall be final and binding on the Guests and Hosts regardless of your submission of a dispute against such accommodation Issue. In the event of one or more accommodation Issues, Arendoo, in its discretion, may elect to take additional actions. These actions include, but are not limited to, negatively affecting your listing ranking, automated reviews indicating accommodation Issues, cancelling future bookings, suspending or removing the listing of the Accommodation or imposing penalties or fees for the administrative burden associated with the accommodation Issues.
Additional provisions
Your E-mail Address and Data; Our Privacy Policy; Data Transmittal
When you as a Host or Guest provide your e-mail address, name or other information to us in connection with your use or access to the platform, any service or tool provided on the platform or otherwise, you agree to allow the platform to add your e-mail address, name or other information provided to our database of users. You may receive one or more promotional e-mails from either the platform. You are welcome to opt not to receive such promotional e-mails at any time. Please review our Privacy Policy;for more information regarding our email and other data collection practices and safeguards, and how to opt not to receive such emails. Your use of the platform signifies your acknowledgment of, and agreement, with our Privacy Policy.
Hypertext Links
Arendoo reserves the right to refuse hypertext links to, or addresses of, other web sites in listings, and to remove links or web addresses without notice at our sole discretion. Further, we reserve the right to charge for hypertext links at any time.
Translations and Maps
If any Host or Guest contributed content is translated for display on the platform, Arendoo cannot guarantee the accuracy or quality of such translation and the Hosts and Guests are responsible for the review, verification and accuracy of such translation. Unless we specify otherwise any translation services are offered by us free of charge.
Maps provided on the platform that are provided by Google are subject to the Google Maps terms and conditions
Controlling Law and Jurisdiction
These Terms and your use of the Services will be interpreted in accordance with the laws of the United Kingdom, without regard to its conflict-of-law provisions.
